Cosmic GM Property Inc. wants our clients to feel confident booking an engagement. This Refund Policy explains when refunds are available for our rental property consulting, property management advisory, and rental market analysis services.
Discovery calls are complimentary. No payment is collected and no refund is required.
If you cancel a signed engagement before kickoff, you will receive a full refund of any deposit paid, less third-party costs already incurred on your behalf and documented in writing.
If you cancel within five (5) calendar days after kickoff, you will receive a refund of the deposit less a flat fee of $250 to cover intake, onboarding, and initial work product produced during that period.
After the five-day window, the deposit is non-refundable because substantive work has been performed. Any unbilled future milestones may be cancelled and will not be invoiced.
If you cancel before we pull the market data for your report (typically within 1 to 2 business days of kickoff), you will receive a full refund.
If you cancel after we have pulled data but before we have delivered the written report, you will receive a 50% refund.
Once the report has been delivered, fees are non-refundable because the deliverable has been provided.
Portfolio packages are priced as flat fees with milestone-based deliverables. Each milestone is treated as a separate unit for refund purposes: completed milestones are non-refundable, unstarted milestones may be cancelled and will not be invoiced.

We respond within three (3) business days and, where a refund is approved, issue it to the original payment method within ten (10) business days.
If you have a concern about an invoice or charge, please contact us before initiating a chargeback. We will work in good faith to resolve any dispute. Unwarranted chargebacks may result in suspension of services.
We retain discretion to issue refunds outside this policy on a case-by-case basis where fairness so requires.
